Commercial Painters Auckland

Looking for commercial painters in Auckland who can work around a business that’s still open? Painters Auckland paints offices, shops, rental properties and body corporate buildings across Auckland.

We handle interior and exterior commercial repaints, fit-out painting, maintenance painting and end-of-lease make-good work, including the plaster repairs that usually come with it.

For property managers, landlords and business owners, that means one painter across the portfolio, a clear quote per property, and work staged so tenants and customers are disrupted as little as possible.

Painting around a working building

Most commercial jobs are won or lost on scheduling, not painting. We can stage the work floor by floor or area by area, work early or after hours where the site allows, and agree access, noise and odour limits with building management before starting.

Commercial Painting Services

The same preparation standards as our house painting, organised around the way commercial sites run.

  • Office interiors, meeting rooms and reception areas
  • Retail and hospitality spaces, painted around opening hours
  • Rental property repaints between tenancies
  • Apartment and body corporate common areas and exteriors
  • End-of-lease make-good painting
  • Planned maintenance painting for property portfolios

For property managers

Between tenancies the priority is speed and a clean, neutral finish. Send us the vacancy dates and the property details, and we’ll quote a scope that fits, from touch-ups to a full repaint.

What Affects a Commercial Painting Quote

Commercial quotes depend as much on how and when we can work as on the area being painted.

Hours of work

Work during normal hours is the most efficient. Early starts, evenings and weekends are possible and reflected in the quote.

Access and height

Stairwells, high ceilings and exterior walls above ground level may need towers, scaffolding or lifts.

Staging

Painting a building in sections around occupied areas takes more set-ups than painting it empty.

Surface condition

Scuffed walls, patched holes from old fit-outs and water damage all need repair before painting.

Site requirements

Inductions, permits, barriers and building rules add time and are included where they apply.

Product specification

High-traffic areas may call for harder-wearing, washable finishes than a standard wall paint.

How we quote. After a walkthrough, we provide a written scope and quote per property or per stage, which makes approval and budgeting simpler for owners and managers.

How a Commercial Paint Job Runs

  1. Walkthrough

We look at the site with you or the building manager and note access and constraints.

  2. Scope and quote

A written scope listing areas, prep, products and working hours.

  3. Schedule agreed

Staging and times confirmed with tenants or management before starting.

  4. Staged painting

Each area protected, painted and handed back before the next begins.

  5. Sign-off

A final inspection with you, with any touch-ups done before we leave.

Commercial Painting Questions

Can you paint outside business hours?

Yes, where the site allows. Early mornings, evenings and weekends are common for retail and hospitality. Working outside normal hours is reflected in the quote, so we’ll show you both options if it helps you decide.

Can you work in an occupied office?

Yes. We stage the work area by area, cover desks and equipment, and use low-odour waterborne paints. Staff can move to another space while their area is painted, usually for a short period.

Do you paint apartments and body corporate buildings?

Yes. We paint common areas such as stairwells, corridors and lobbies, and building exteriors, working with the body corporate or building manager on access, notices to residents and timing.

Do you do end-of-lease make-good painting?

Yes. We repair holes and damage from the fit-out and repaint to the standard set out in the lease. If you send us the make-good requirements, we’ll quote against them.

How do you keep a commercial site safe?

Work areas are marked off, ladders and equipment are never left unattended in public areas, and everything is packed away or secured at the end of each day. We follow site induction and building rules where they apply.

Can you handle several properties for a property manager?

Yes. We can quote a portfolio property by property and schedule the work around vacancies, so each repaint is done when it causes the least disruption.
